To continue the warranty and keep it active, I have to get a yearly termite inspection done. It costs $200 per inspection . The inspector comes in and spends around 30 minutes around the house checking. No termite has been found.

Termites are not covered in homeowners insurance because the damage they cause is very costly and the insurance companies refuse to take on that liability. When you find termites, I'd advise against only spot/localized treatments.
